I’m not sold on the spray foam. We have it in our current house and it’s not all it’s cracked up to be. Our house is around 2000 sq/ft and our power bills average $350/month.

I like the idea of spray foam though and maybe ours was just done crappy and not thick enough.?.?.? Ours was done by a developer who bangs them out cheap and fast and details don’t really concern them... for instance, making sure they insulated everywhere...

We also have an all brick home which holds the heat for hours past sundown. Most houses start giving up heat the second the sun goes down where ours is radiating heat until the early hours of the next day. Thermal mass can be a blessing and a curse at the same time.

Unfortunately the new house we are looking at is already to paint stage so we are past the point for many changes. We meet next Wednesday to discuss options and make a deal.
Holy sh*t!!! Im hoping that back wall is the only one that's an exterior one. I cant believe they sheetrocked over that mess! $350 seems really high. Mine in the dead of summer is around $350, but i was also running my pool pump 24/7 at the time and have 14 year old AC units (x2 for zoning). Im going to put a timer on the pool pump to only run it about 8 hrs a day, so i should be under $350 next year for the most part. House details: 3000sq ft, 2 levels with a cathedral entry and living room; brick front and vinyl the other 3 sides on a slab foundation with a new roof.

Captain, what part of Georgia do you live? (No need for specifics, just the area please). I am SUPER jealous, and blown away, that you have less than a 350k investment for ALL OF THAT!! Awesome man!

I'm about 30 minutes west of Atlanta, in a town called villa rica! We are on the uprise though! Building a Starbucks as I speak. Haha. I bought my builders first floor plan of my style, I made a offer and he took it. When my house appraised for what it did, all the other floor plans in my neighborhood are 25-30k more! Once the the garage is done, I want to get it re-appraised and re-fi out of the mortgage insurance premium.

Ummmmmm yeah, that's why your spray foam doesn't work!!! I can't believe that man. Just spray every exterior wall and room to where it's flush with the supporting 2x4s.... if done right, it adds hella efficiency, and structural support. Essentially it's built screwed and nailed together, then glued together.

Well that area was behind the one piece shower I cut out earlier today. Apparently the builder doesn’t realize he should have just stuffed the cavity with fiberglass batts prior to install.

They did a piss poor job of supporting the bottom of the shower stall as well which is why it’s coming out in the first place.

I was checking out the coverage of your spray foam in the garage and you actually got full thickness in your trusses. We have rafters and there are plenty of spans that only have 1.5 to 2” at best.

My parent were builders for over 35 years so I know a few things about houses. We walked through several houses at different stages of construction and I’m liking what I’m seeing.

It’s still a developer doing the building though. Not like the quality of yours being done by a proper contractor who actually takes pride in the little things.

It's hard to get a perspective of it in a picture. Once the inside is done and I get some things in it, you will have something to compare to. With the freezing temps in GA lasting for weeks now, they have had to work in the inside daily, and it's come along way quick. Hopefully only 2 weeks away from completion. It's taken a lot longer than expected to build, but it's built right.

I concur on having your house spray foamed. All my exterior walls and roof are instituted. Well worth the extra expense. My house is about 2000 square feet heated and cooled and my electric bill is less than $200 a month even in the hottest days of the month here in Florida.

Champ, how tall are your garage doors? And if they are 9+ feet tall, what garage door openers did you go with? I want to replace mine.

They look like Chamberlain to me. I am a huge fan of the Chamberlain Whisper drives! They come in standard and "Plus" lift versions.

I think those are what I was looking at! I believe they sell extension kits for taller doors. I want to be able to control it from my phone, great feature.
