Selling a house is irritating. My realtor called and said she wanted to sit down with us to discuss requests for repairs from the buyer after the inspections from this week. She said the list was so long that she didn't want to email me and freak me out. Our house is a 70's house so Im sure there are things they don't love about the house but it is in FAR better shape than ANY house in the neighborhood. Hell, we are the ONLY house on the entire block with a green lawn lol. we already agreed to 4k in concessions for closing costs without argument when they first made the offer on the house (after only 48 hours mind you). I wanted to be a reasonable seller and not gouge them when it came to reasonable requests but now it seems like they are an unreasonable buyer. I kinda feel like telling them to go pound sand, I'm not giving them another dime...House is sold as is, take it or leave it. I would have conceded to repair money if they asked for a reasonable amount. I'll find another damn buyer in another 2 damn days. A list too long to email? give me a break.

I guess we'll see what they really want when we have our sit down but I had to vent right now before I explode. This thread can be therapeutic.

I feel you on that one. We accepted a low but fair offer on our last home in the name of a fast sale and then they started to beat us up. They came at us with a substantial list of small items and one big item, (house needs a new roof immediately). They demanded another $10K reduction in price.

I fixed everything on the list in a single day for less that $200. The roof did have some issues so I knocked $5K off the price and told them to pound sand if that wasn't good enough. Every house in our neighborhood had at least a dozen things wrong with them that we had already repaired.

Unfortunately, they accepted. Everyone in the neighborhood hates them and wishes we hadn't sold to them. They have done some of the most outrageous things to the house including moving the shed from one corner of the back yard to the other, put in an above ground pool with a huge walk around deck and to top it all off, an air conditioner twice the size as the house requires. I don't know if they had real issues with it or are just a nitpicky bunch but the company that did the install has made over 15 service trips since installing the new unit. pretty sure they wish they never took that job.

So I guess my real estate agent knows I...lets call it.... spook easily, so she was afraid of sending me a list longer than like 1 thing lol. The buyers are being kinda retarded though. Our exterior outlets are not up to 2015 code so they want them replaced with GFCI's, they want us to replace our fully functioning hot water heater because its nearing its lifespan age, they are concerned with the water heater flue pipe because it sits off center (2 second fix), they want us to repair the sewer line like I thought they might (there has never been any issue with backups), they want the front door frame fixed where one hinge was ripped out and cracked it for like 3" when wind blew the door open one time, apparently we are missing a safety box around capped wires somewhere in the basement, they want a radon mitigation system put in because our radon levels are at 4.8 whatever unit they measure it in, and the worst one of all is that they want our 3 year old roof inspected by a roofing specialist and if its deemed to be in good shape they want us to purchase a 5 year warranty for it! I would fix all of the small nit picky crap myself but they specified that they want all work done by a licensed contractor with receipts. oh well. Guess I wont be doing any of it. Because of some of the BS things they requested I'm tempted to not give them any money. My wife and our realtor think I should give them 1000 bucks so they can add a radon mitigation system since thats the trendy thing to do around here . I might concede on that but only after I think it over for the longest amount of time I'm allowed to so that I make those bastards nervous.

I honestly wish we had taken that route. My wife and I had been living apart for almost 8 months at the time so we just conceded.

Our buyer asked for the work to be done by a certified contractor as well. I am a certified electrician and my father-in-law is a certified plumber so I called BS on that and we did the work myself. The home inspector was certified and most of the things he pointed out were absolute BS.

Our AC unit was getting aged as well but most of it's issues were due to it not being sized correctly in the first place. The house also had minimal insulation which did not help. Rather than mess with any of these things, we purchased the one year home warranty so anythign that happened woudl be covered and we would be off the hook. To me that was the best $500 spend. Our new house came with the same thing and we used it to replace the AC exchanger at the 6 month mark. We liked it so much we actually purchased it for another year.

Turns out you can get everything you need for a radon mitigation system at home depot for about 200 bucks. It looks like it will take several hours to install it and I really dont want to but I might just have to. Im going to offer them 600 bucks so they can have someone install one if they want it done by a professional or I'll offer to install one myself. I think thats more than fair and I feel like I'm not being a total jerk about it.

I haven't heard of it being discredited but I wouldn't doubt it. I don't believe anything the EPA says. Everyone around here thinks radon is as dangerous as Ebola. Its seriously retarded.

Edit: a quick google search will convince even the most die hard tree hugging hippie that this radon industry is a scam. We need to defund the corrupt EPA for scams like this.
