Today was a good day! Emily and I have been searching and searching for our next investment property, and we finally have a dreamy property under contract! This deal involved a lot of luck, a good bit of right time and right place, and lots of searching different sites everyday. I found this property not listed on the MLS, and we made it happen.

This will be a "house hack" where Emily and I live in the Garage house for a year or so for pretty much free, since the tenants rent payments will cover almost the whole mortgage. Once we move out, and after we make some upgrades to the property, it will cash flow like a boss.

Im sooooo pumped to have so much room for activities in the garage, its freakin' huge. I can literally park like 10 cars inside (much bigger than it looks in pics.)

Congrats Matt! So you will have tenants in your townhouse? as well as the new main house?, while you live in the Garage living space up top or the new house is vacant and all yours?

Lol yea, you are exactly correct! We will be living in the garage and there are already tenants in the units in the front duplex/house. Honestly, Emily and I lived in a smaller apartment before and we are actually pumped about downsizing our current living space. We spend so much time cleaning the damn 3 story townhouse and now we will have so much more free time for value added activites, playing land lord, and just less time cleaning. (We are both pretty OCD of sorts.)

Plus we have been talking about how much room for activities we have since we will be keeping the whole garage to ourselves as well. She has always wanted to have a space for buying, selling and restoring antiques and cool things like that, so she is excited that we will have room for that. And I will finally have room for a LIFT in the garage, and I can get back into tinkering with cars.

She also wants me to build bunk beds in the garage for when my friends to come over and get drunk. lol. Im not kidding

Today I got the chance to climb the wind turbine at my college, it was an awesome experience and I definitely recommend it to anyone that gets the chance to do it.
