Different Kind of Build

I ordered garage doors a month prior to starting buildingnsince a buddy waited months to get doors at beginning of covid. Well doors showed up in 90 days and I had to store them for months in my pod until it was finally completed. Dont cheap out on doors and go with a side shaft opener so you dont have a center rail in the way. Excited to see how it finishes out.

Already quoted, on the high end of $9000, low bid of $4400, and am at $7000 which l will probably use, He did a couple doors for a friend and did great. More than likely the low bid had more vinyl in it than the others! These doors that are being quoted were metal on inside and outside with insulation, commercial grade garage door openers and installed. Most of the cost is on the materials. Installation was around $1100 for both doors. Honestly, for me to install isn’t worth it. You cannot beat a man at his craft.

lt will be a couple days before the guys get back working. l’m waiting to see the color chips for the metal siding. They still need to install the entry door and sliding glass door. Then l have to wait a few weeks for the garage doors.

That sounds about right. I was shocked by the cost of the door for my shop but it ended up being a much better quality door than I had ever owned before so I feel it was worth it.

If you go with a Liftmaster Jackshaft type opener, they now come with a locking feature that drives a deadbolt into the track to prevent the door from being manually released and opened. I really like this feature!

Those liftmaster 8500s are what I installed. Bought them in a 2 pack from Amazon for the cost of a single one from my local garage door company. I paid 4500 for 2 12w x 10h doors and installed them myself. I got quoted about 10k for doors and install so I had to do it myself to stay on budget. Luckily I worked across the street from the door supplier for 15 years so they cut me some slack when it came to pricing too!

l will have to ask my guy about the dead bolts. Thanks for the heads up!
 
They come with the sideshaft openers. Mine were in the install kit. Its a cool feature. They pop open about a second before the door begins to lift. Also have a manual slide to unlock them if power fails. My openers also have a spot to plug in a battery pack and run off that. I have a deep cycle battery here and I want to try and find the matching plug so I can hook it up to that.

What does that work out for cost per sq/ft?

Mine was around $75K with 1/3rd that cost tied up in the Hardi Plank Siding alone so roughly $75/sq/ft.

Some progress. Just have the two ends of the place to get metal on, but we have some snow and low temps to deal with this week. So not sure when they will be back. The guys made some eves and then will box them in as well. More pics on the way.
l have some plastic to go over the garage doors temporarily till the doors come in. lt will be 4 weeks before they arrive.

So with bad weather and cold azz temps all last week, not much got done. Patio doors got installed for the man cave part. The first part of this week looks real promising. But then looks like rain. Ordering garage doors today, but will be 3-4 weeks before they make it

How are you finishing the inside out ?
 
Your exterior colors are nice Don I like it a lot! Wife made me go gray for ours to match the house. Hope the snow wasnt too bad up your way. Most we have had since the 90s down here.

For right now, not much. Electrical and plumbing, then insulation. Most importantly, l need to get the garage up and running. l use it a lot for work.

The back side (man cave part) will get drywall and some sub walls. Will finish out the bathroom probably as the next step.

Going with wood grain garage doors. Didn’t intend on the color, but the owner of the business came out yesterday to do the final measurements and had one door that was ordered wrong from another job and gave me a discount on it and another. Looks good with the blue.

Snow wasn’t much but the damn temps were awful. Like east tn, looks great for a few days and gone

The whole thing looks really good so far , what are you using for insulation , I am insulating an 100 year old home I am about to restore , it had no insulation except the fiberglass I put in the attic so all the exterior walls are coming off and being reinstalled , luckily it's painted Western cedar under the nasty aluminum siding , I am flipping it over running the edges through a joiner and reinstalling it.

I got a smoking deal on a truckload of Blue Dow foam from a chicken house teardown delivered dirt cheap, the panels were 1 1/2 thick 4 FT wide X 20FT long, I cut them down on the table saw to fit between the studs and I am using right stuff to seal up the gaps. I am doubling it up for 3 inches of solid foam insulation.

If you can swing the cost spray in is an excellent product , well worth the money in the long run, plus they do all the messy part lol.

Decided against closed cell foam. Moisture is my issue with spray foam. We have cold or cool mornings, then warm/hot days here in NE Tn. So the plan is to blow insulation in the attic, then for the walls, 3” Rockwool with bats of fiberglass over it. From research that seems to be the best combo. Rockwool only does so much, but it is a good sound barrier and then the added glass to finish it all off. Shop gets osb and man cave gets drywall.

I’ve done the spray foam on a couple houses now and was never convinced that it was worth the additional cost. I went back to bat insulation on my current shop and am quite satisfied with how it turned out. I have Hardi-Plank siding with a membrane between it and the OSB sheathing, 2x4 studs with bat insulation and then 5/8” Sheetrock. The ceiling got R30 bat insulation rather than blown in just because it’s all decked in for storage.

I keep a large ceiling fan turning at all times and the interior stays pretty consistent. When I do decide to turn on the 2T heat pump, it adjusts the interior temp quite quickly and maintains it with ease. All in all I have no complaints with my choice and would do it this way again.

My total cost on the fiberglass was around $1600 where spray foam was pricing out around 15k.
