Different Kind of Build

I’ve done the spray foam on a couple houses now and was never convinced that it was worth the additional cost. I went back to bat insulation on my current shop and am quite satisfied with how it turned out. I have Hardi-Plank siding with a membrane between it and the OSB sheathing, 2x4 studs with bat insulation and then 5/8” Sheetrock. The ceiling got R30 bat insulation rather than blown in just because it’s all decked in for storage.

I keep a large ceiling fan turning at all times and the interior stays pretty consistent. When I do decide to turn on the 2T heat pump, it adjusts the interior temp quite quickly and maintains it with ease. All in all I have no complaints with my choice and would do it this way again.

My total cost on the fiberglass was around $1600 where spray foam was pricing out around 15k.
I didn’t mention the cost of the foam. Even the salesman told me to brace myself before he gave the price. on fartbook there is always lots of discussion on whether to use it or not. But, of course we should always follow fb for advise

I used the Dow foam board because it was dirt cheap, a trailer load for $350 , if I need more it is available ,it just requires a lot of cutting to width on the table saw but onsite it is easily cut to length with a handsaw.

That was an awesome score at that price and a great product too! My only thought was if it was permeated from being used in a building housing chickens.?.?.?

Some rain this past week and the crew didn’t spend a lot of time working. Friday and today they got more done. couple places l’m not happy with and will want them redone. The first pic, if you look on the right corner of the building, up on the eve, there is a big dent and also a smaller one on the other end. The rest looks good.
And my sons dogs. The german shepherd is around 9-10 months old. He usually gets his azz whooped up on a daily basis by the 5 year old husky. she is very alpha

More concrete poured last week. This time for the entrance into the garage. The black lines are where the gate will go.

The crew will do gutters, plumbing to connect to sewer and fresh water coming into the place this week. As well as the connection between the house and garage. The City here is kind of over the top on rules and insist on a 10 foot wide roof tying them together. As well as a deck doing the same thing. whatever to please the gods..

That sucks that they can force you to add cost to your project but I’ve had a covered walkway between buildings at one house and missed it ever since.

Not sure about Tennessee but it rains enough in Georgia that additional roof to work under is not a bad thing. Not to mention the additional shade of offers.

Yea, l agree. The walkway is incorporated with a patio behind the house. So being connected is not so bad. We can grill out and drink beer back there too

I had to build a breezeway to connect my shop to the house to appease my towns rulers as well.IMG_20230605_161115.jpgthe walkway under it is still not complete but just needs some crushed gravel in it. Still need to get gutters on the building, install drain piping and get the yard finish graded and back to normal back there. This weekend I finally did something I have wanted for years and installed a 2 post lift in my shop. Got it wrapped up last night about 830 and got this first car up in the air for an inspection. 20240204_090550.jpg20240204_202240.jpg
Now I need to sell my mid rise lift if yall know anybody interested in one. Building is still coming along and looking good Don!

I hope gutters and fence will happen this week too. We close on the sale of our home of 23 years on thursday. My stress levels are high and too much going on at this point. If everything goes good at the close, that will be one less thing l have to deal with! Thanks for the good words!!

Got all my backyard drainage handled today. Just need to get guttering done on my building and get the backyard seeded and strawed. Trying to get it all cleaned up back there before the spring so we can have friends over and it not be a disgusting pit of misery out back. 20240207_172651.jpg20240207_172555.jpg20240207_172633.jpg

Grass is some funny stuff, when you are trying to get it to grow it doesn't grow fast enough , when it gets established it grow way faster than you want it to , BTW looking really good, I have seen some of the before pics, amazing work.

l haven’t updated this in a minute, but here we go.

So since my last post, l finally got my garage doors installed. These doors with metal on both side with insulation between them. The crew (different guys) framed up the inside walls making the place look like a home. Unexpectedly it looks darn roomy. My plumber came by and surveyed what he needs to do and the electrician has started roughing in the wiring. The city permitting situation is so screwy. l wanted to have the framing and structure inspected, but you can’t have that done till the rough in on electrical and plumbing first. To me, it seems backward. I’ll post up pics tonight

When you get your studwalls installed, Roof Installed (Dried In), then you run all your rough-in's. Electrical, Plumbing. Then they come and do the inspection. This way they can see how everything is done. Example of failed inspection. Waterline and Electrical ran through same holes or too close together. Too many plugs and switches on same circuit (Overload)......... Just part of the process.........
